Sales Trends in Montana Terrace, Montana Villas, and Tanglewood Hills


The REALTORS® Multiple List System (MLS) records of sales in three subdivisions from July 2004 through December 2005 were studied. To make fair comparisons, the prices were normalized on dollars per square foot (sq-ft) of livable floor space. The graph below shows the results. Keep in mind that a smaller condo will generally bring a higher price per sq-ft than a larger one.

Notice that in early 2004, prices in all three neighborhoods were running below $110 per sq-ft while at the end of December, 2005, prices were consistently averaging near $180 per sq-ft. Using the same raw data, averages by subdivision were calculated for selling prices from Jan. 1, 2005 to Sept. 30, 2005. The average price in six sales in Tanglewood Hills was $149 / sq-ft. The average price of 33 homes sold in Montana Terrace and Montana Villas was $154 / sq-ft.
