U P D A T E D -- This study was made in order to communicate the conditions of the market for in the Prescott Area which includes everything in Yavapai County on the Prescott side of Mingus Mountain. This study concentrates on site-built single family (SBSF) homes. The chart below shows the number of sales Sold (closed) month by month and the number of homes added to the market month by month. Net homes Added was derived by subtracting expired listings and withdrawn listings from the number of new listings.

Prescott Real Estate Market Statistics

The chart above shows a history of the number of Site-Built Single Family (SBSF) homes on the market each month from July of 2005 to Sept of 2007. Notice that there is a seasonal trend for the homes to "sell down" in the the fall of 2005, 2006 and now in 2007. The market also grows with more listings added from December thru the summer of each year.

It should be noted that there were around 1150 SBSF homes on the market in January of 2005 and that number increased more than three-fold to around over 3000 in May and June of 2007. Our market still has many homes that are overpriced. Those properties that are priced right will sell through. The more agressively priced homes will seld first..
