U P D A T E D -- This study was made in order to communicate the conditions of the market for in the
Prescott Area. This area includes everything in Yavapai County on the Prescott side of
Mingus Mountain. This study includes vacant land parcels of all types and sizes within the market area.
The chart below shows the number of sales Sold (closed) month by month and the
number of parcels Added to the market month by month. Net parcels Added was derived
by subtracting expired listings and withdrawn listings from the number of new listings.
From the chart above it can be seen that the number of parcels coming on the market
each month, identified as Added, were much in excess of the number of parcels sold
especially from January to June of 2006. Also, In July of 2005, approximately 275 parcels were sold while in the first half of 2007, only around 60 weres sold each month.
The negative number of parcels Added was primarily due to the high number of
listings that were set to expire on December 31, 2006. Notice that every month since September of 2005 to November of 2006 many more parcels were Added than were sold each month.
